TESA STUDY FOR THE CONSTRUCTION OF THE VILLA MONTES HOME FOR THE ELDERLY
General Description
The project consisted of the preparation of the Technical, Economic, Social and Environmental Study (T.E.S.A.) for the construction of the Elderly House in the municipality of Villa Montes. The study was developed on a plot of approximately 10,000 m², intended for the implementation of a comprehensive infrastructure with an initial capacity for 100 residents, also considering a projection for expansion to accommodate 50 additional people, according to the future needs of the service. The architectural and functional design of the infrastructure contemplated the following blocks: Dormitory area, distributed in two main pavilions for an efficient organization of space; Medical and Physiotherapy Pavilion, oriented to primary health care and rehabilitation; Administrative Pavilion, which centralizes internal management functions; and Services Pavilion, which includes kitchens, laundries and maintenance areas. Similarly, essential spaces such as a dining room, chapel, auditorium and green areas were incorporated, with the implementation of nurseries and gardens that promote the psychosocial well-being of residents. Complementarily, the project considered the implementation of occupational workshops, aimed at promoting physical and cognitive activity; as well as support infrastructure such as a security booth and concierge, vehicle accesses, pedestrian walks and parking, ensuring adequate, safe and comfortable accessibility for residents, visitors and staff. This study seeks to ensure the technical, functional, economic, social and environmental viability of the future infrastructure, prioritizing a comprehensive approach to dignified, inclusive and sustainable care for the elderly in the municipality.

El proyecto consistió en la elaboración del Estudio Técnico, Económico, Social y Ambiental (T.E.S.A.) para la construcción de la Casa del Adulto Mayor en el municipio de Villa Montes. El estudio fue desarrollado sobre un terreno de aproximadamente 10.000 m², destinado a la implementación de una infraestructura integral con capacidad inicial para 100 residentes, considerando además una proyección de ampliación para albergar 50 personas adicionales, conforme a las futuras necesidades del servicio. El diseño arquitectónico y funcional de la infraestructura contempló los siguientes bloques: Área de dormitorios, distribuida en dos pabellones principales para una organización eficiente del espacio; Pabellón Médico y de Fisioterapia, orientado a la atención en salud primaria y rehabilitación; Pabellón Administrativo, que centraliza las funciones de gestión interna; y Pabellón de Servicios, que incluye cocinas, lavanderías y áreas de mantenimiento. Asimismo, se incorporaron espacios esenciales como comedor, capilla, auditorio y áreas verdes, con la implementación de viveros y jardines que promueven el bienestar psicosocial de los residentes. Complementariamente, el proyecto consideró la implementación de talleres ocupacionales, orientados a fomentar la actividad física y cognitiva; además de infraestructura de apoyo como garita de seguridad y portería, accesos vehiculares, paseos peatonales y parqueo, garantizando una accesibilidad adecuada, segura y cómoda para residentes, visitantes y personal. Este estudio busca asegurar la viabilidad técnica, funcional, económica, social y ambiental de la futura infraestructura, priorizando un enfoque integral de atención digna, inclusiva y sostenible para las personas adultas mayores del municipio.
